·        After you leave us your contact info, we call you back and ask you about the property (how many bedrooms & baths, square footage, repairs needed, etc).  Or you can fill out the Seller Request Form online.  Based on this info, we can usually prequalify  your property for purchase over the phone.  We will still need to do a walk thru inspection of the property before we make a formal offer.

We then get “Comps” (comparable sales) for your property, which are what other houses in your neighborhood have recently sold for.  These comps will be similar to the size, style and location of your property.

·        Next we will arrange to come out to the property for the inspection.  We will make a determination on the condition, size, repairs and any improvements that need to be made.  Please… don’t be concerned about the property being clean or being in poor shape, We Specialize in Fixer Uppers!

·        After the inspection, we will add up the costs of repairs, improvements and any other incidental expenses and make you an offer based on all these factors.

·        If this is a transaction that makes sense for both parties, we will make you an offer on the same day.  We will allow you as much time as you need to make a decision.  You will not be obligated to sell to us until you are comfortable with all the details of the transaction.  You owe nothing in the event that you decide not to sell your property to us.

·        Once you accept our offer, WE will handle ALL the details and COSTS associated with closing the transaction, which means NO TROUBLE or HASSLES for you!!

·        You will have your money upon completion of close, which is usually 7 – 14 days (in some cases this may be sooner!)
